رتبه‌بندی ضوابط و مقررات ساختار فضایی مسکن میان‌مرتبه برپایه ابعاد پایداری به روش fahp و ftopsis

پیدایش مفهوم توسعه پایدار و کاربرد آن در مسکن زمینه ورود این مبحث را به حوزه طراحی مسکونی فراهم نموده است. جهت تامین انتظارها و عملکردها در طراحی مسکن پایدار، بازنگری ضوابط و مقررات همسو با مفاهیم توسعه پایدار ضرورت دارد. این پژوهش با هدف رتبه‌بندی ضوابط و مقررات در ساختار فضایی مسکن میان‌مرتبه بر اساس ابعاد پایداری تدوین شده است. روش تحقیق توصیفی-تحلیلی بوده و داده‌ها را به صورت ترکیبی (کیفی و کمی) گردآوری نموده است، مولفه‌ها و ویژگی‌های ابعاد پایداری متناسب با مبانی نظری توسعه پایدار و تحلیل و تفسیر منابع علمی مرتبط تبیین گردیده‌اند. ضوابط و مقررات هر ساختار فضایی نیز از طریق بررسی محتوای اسناد و مطالعات کتابخانه‌ای شناسایی شده‌اند. میزان اهمیت ابعاد طراحی به روش fahp و رتبه‌بندی ضوابط و مقررات نیز به روش ftopsis و به وسیله پرسش از خبرگان حوزه طراحی مسکن صورت پذیرفته است. نتایج پژوهش نشان می‌دهد که ضوابط و مقررات با شاخص نزدیکی نسبی بالاتر از حد میانه (0/5) شامل: سطح اشغال (نسبت توده و فضا)، پاکت حجمی بنا فضاهای نیمه‌باز (بالکن، ایوان و تراس)، نما، پاسیو، ارتفاع و تعداد طبقات، پارکینگ (شیب‌راه)، حیاط، سازماندهی فضاهای داخلی، فضاهای اقامت (خواب، پذیرایی و نهارخوری)، آشپزخانه، بازشوها (نورگیری و تهویه) از اهمیت بالاتری نسبت به سایر ضوابط و مقررات برخوردارند که لازم است برای نیل به اهداف طراحی مسکن پایدار هم در مرحله سیاست‌گذاری و هم در مرحله طراحی موردتوجه قرار داده شوند.

ranking of the rules and regulations in middle-classhousing spatial structure based on sustainabilitydimensions by fahp and ftopsis methods

the emergence of sustainable development concept and its application in housing has provided of this topic for entry to residential design. to provide expectations and practices of sustainable housing design it is necessary to revise rules and regulations along with concepts of sustainable development.the aim of this research is ranking of the rules and regulationsin middle-class housing spatial structure based on sustainability dimensions. the research method is descriptive-analytical and the data collection is combined (qualitative and quantitative) method.the components and characteristics of sustainability dimensions have been explained according to theoretical sustainable development and analysis interpretation of related scientific sources. the rules and regulations of each spatial structure havebeen determined by examining documents and library contents.weight of design dimensions have been determined by fahp method and rules and regulations have been ranked by the ftopsis method. results of the research show that rules and regulations with closeness coefficient higher than median (0.5)are: lot coverage (mass and space ratio), building mass of semiopen spaces (balcony, porch and terrace), facade, patio, height and number of floors, parking (ramp), yard, organization of interior spaces, residential spaces (bed room, living room), kitchen,openings (lighting and ventilation). they are more important than other rules and regulations. it is necessary, to goals of sustainable housing design, they should be considered in policy phase and design phase.
