   دستیابی به الگوی مناسب و اولویت‌بندی اصول tod در مناطق مرکزی شهرها (مطالعه موردی: شهر بسطام)

چکیده    Tod به‌عنوان راهبردی برای تسکین پراکنده‌رویی و توسعه پایدار، توجه بسیاری را جلب کرده و دستیابی به tod تا زمانی که برنامه‌ریزی‌ها و توسعه‌های شهری بر مبنای حرکت اتومبیل تهیه و اجرا گردند، امکان‌پذیر نخواهد بود. در این پژوهش جهت دستیابی به الگوی tod در شهر بسطام از روش توصیفی تحلیلی استفاده شده است، همچنین در بخش گردآوری اطلاعات با استفاده از روش کتابخانه‌ای و میدانی به بررسی مبانی نظری پژوهش پرداخته شده است، سپس معیارها بر اساس نظریۀ tod مشخص و به‌منظور اولویت‌بندی اصول tod در شهر بسطام از رویکرد ahp استفاده شده است. با توجه به اطلاعات به‌دست‌آمده، اصل اختلاط با وزن 0/299 دارای اولویت اول جهت بهبود شرایط شهر بسطام است و بعد از آن به ترتیب اصل نفوذپذیری، دوچرخه مداری، تغییر عملکرد، حمل‌ونقل عمومی، پیاده مداری، تعدیل تراکم و اصل یکپارچگی در اولویت‌های بعدی می‌باشند.

   achieving a suitable pattern and prioritizing tod principles in the central areas of cities (case study: bastam city)

Abstract    the physical growth and development of the city are affected by various factors, including social, economic, natural, political, cultural, and environmental factors, all of which have a significant impact on the process, speed, direction, and direction of urban development. this is the reason why one of the important factors influencing the success rate of city planners and officials is the awareness of the spatial form and the rate of expansion and development of cities. in the absence of proper control and planning of the physical growth and expansion of the city, a phenomenon called urban spiral or irregular horizontal dis tribution occurs. in the las t two decades, development based on public transportation (transit oriented development) has attracted a great deal of attention as a s trategy for dispersal of surface dispersion and as long as urban-based development and plans are developed and implemented according to car movement, many problems, and issues will be created in cities and it will not be possible to achieve transit oriented development. the transit oriented development model was proposed by peter caltrop, whose philosophy is to facilitate spatial communication and thus achieve high social solidarity. the main purpose of this s tudy is to present s trategies for the development of bas tam city with an emphasis on the transit oriented development approach. in the present s tudy, to achieve the creation of a transit oriented development model in bas tam city, due to having landmarks and focus of uses in the city centre, this model has been used to create a humane environment and increase sus tainability and reduce environmental challenges in bas tam city. the method of descriptive-analytical research and data collection was done by the documentary, ques tionnaire, and interview. in order to create the above mentioned features, in the data collection section, using the library and field methods, the theoretical foundations of the research have been examined. in the data analysis section, using the ahp (analytical hierarchy process) technique with the help of expert choice software, the factors that can be used in the development of public transportation in bas tam city have been levelled based on the opinions of experts. according to the information obtained and their analysis in the expert choice software, the principle of mixing with a weight of 0.299 has the firs t priority to improve the conditions of bas tam city, followed by the principle of connecting with a weight of 0.235, principle of cycling with a weight of 0.223, principle of shift with a weight of 0.084, principle of transit with a weight of 0.059, the principle of walking with a weight of 0.053, the principle of densify with a weight of 0.223 and the principle of compact with a weight of 0.019 are the next priorities.
