اولویت سنجی زنان جوان در انتخاب مسکن: تمرکز بر مولفه های کالبدی و محیطی

مسکن به عنوان یکی از بنیادی‌ترین نیازهای انسان، نقش اساسی در احساس امنیت، آرامش و تعلق مکانی دارد. در سال‌های اخیر، تغییرات فرهنگی و اجتماعی در زندگی زنان، به‌ویژه در کلان‌شهر تهران، معیارهای انتخاب و ترجیحات مسکونی آنان نسبت به گذشته را دستخوش تغییر کرده است. این پژوهش با رویکردی کیفی و اکتشافی به اولویت‌سنجی معیارهای انتخاب مسکن زنان جوان تهرانی در بازه سنی 20 تا 40 ساله می‌پردازد. داده‌های پژوهش از طریق مصاحبه نیمه‌ساختاریافته گردآوری شده و پاسخ‌ها با کمک نرم‌افزار مکس کیو دی ای در سه دسته مشخصه‌های الف) کالبدی ساختمان مسکونی، ب)ادراک محیطی وج) مشخصات کالبدی محله‌ای کدگذاری شده است.یافته‌ها نشان می‌دهند که از میان مشخصه‌های ساختمانی، نور طبیعی و مساحت واحد به ترتیب بیشترین اهمیت را در انتخاب مسکن برای این زنان دارد. در بعد ادراکی، عرصه‌بندی و حریم خصوصی حائز اهمیت است. در بعد محله ای نیز میزان شلوغی یا خلوتی محله در تصمیم‌گیری انتخاب مسکن نقش موثری ایفا می‌کند.این یافته‌ها می‌تواند به طراحی و برنامه‌ریزی مسکن متناسب با نیازهای واقعی و سبک زندگی زنان کمک شایانی کرده و حس رضایتمندی آنان را در جامعه ارتقا دهد. با درک اولویت‌ها و ترجیحات زنان جوان در تهران، سیاست‌گذاران و برنامه‌ریزان شهری می‌توانند محیط‌های مسکونی را ایجاد کنند که به رفاه و حس تعلق این گروه کمک کند و در نهایت کیفیت زندگی آنان را بهبود بخشد. این پژوهش اهمیت ادغام دیدگاه‌های جنسیتی درطراحی مسکن مورد تاکید قرار می‌دهد.

prioritization of young women's housing choices: focus on spatial and environmental factor

housing, as one of the most fundamental human needs, plays a crucial role in fostering feelings of security, tranquility, and a sense of place. in recent years, cultural and social shifts in the lives of women, particularly in the metropolis of tehran, have altered their housing selection criteria and preferences compared to the past. this study, utilizing an exploratory and qualitative approach, aims to identify and prioritize the housing selection criteria among young tehrani women aged 20 to 40.the research data was collected through semi-structured interviews, and the responses were coded using maxqda software into three categories: a) physical characteristics of the residential building, b) physical characteristics of the neighborhood, and c) environmental perception. ​the findings indicate that among the building characteristics, natural light and unit size are, respectively, the most important factors for these women in choosing a home.​ in the perceptual dimension, spatial organization and privacy hold greater significance. regarding the neighborhood dimension, the level of crowdedness or quietness plays an effective role in the housing selection decision. these findings can significantly contribute to the design and planning of housing that aligns with the real needs and lifestyles of women, thereby enhancing their sense of satisfaction in society. by understanding the priorities and preferences of young women in tehran, policymakers and urban planners can create residential environments that promote the well-being and sense of belonging for this group, ultimately improving their quality of life. this research underscores the importance of integrating gender perspectives into housing design
