این مقاله با هدف مرور و دستهبندی عوامل موثر بر شکلگیری «سندرم ساختمان بیمار» (sick building syndrome) در فضاهای اداری، ضمن بررسی مبانی نظری و مطالعات فارسی و لاتین، رابطه ی متقابل بین کیفیت محیط داخلی و مصرف انرژی را نیز مورد تحلیل قرار میدهد. ابتدا، تعاریف و شاخصهای ارزیابی سندرم از جمله مجموعهای از علائم نوروتوکسیک (سردرد، خستگی، فقدان تمرکز)، تنفسی (تنگی نفس، سرفه) و پوستی (خارش، خشکی) ارائه شد. سپس با مرور 70 منبع فارسی و لاتین، نقش کیفیت هوای داخلی (تهویه نامناسب، تجمع co₂، ترکیبات آلی فرّار)، آلودگی صوتی (نویز تجهیزات مکانیکی و ترافیک) و فقدان حریم گفتاری (تراکم و چیدمان پلان باز) بهعنوان سه عامل کلیدی تشدید سندرم تایید گردید. مطالعات موردی ایرانی نشان داد که در ادارات ایران خستگی، سردرد و سرگیجه شایعتر است، درحالیکه پژوهشهای لاتین عمدتاً به کاربری مسکونی میپردازند. در بخش دیگری از بررسی، ارتباط مصرف بالای انرژی ساختمانهای ناهماهنگ با اقلیم و محیط با بروز علائم سندرم تحلیل شد؛ بیتوجهی به طراحی بیوکلیماتیک و ارگونومی فضا، منجر به وابستگی بیشتر به سیستمهای تهویه مطبوع و روشنایی مصنوعی شده که خود نشانههای سندرم را تشدید میکند. در نهایت با ارائه پیشنهادهای کاربردی در سطوح طراحی (جهتگیری، سایهاندازی، جرم حرارتی)، مدیریت محیطی (کنترل صوت و کیفیت هوا) و چیدمان ارگونومیک (مبلمان قابل تنظیم، تعادل پلان باز و فضاهای خصوصی)، الگوی «ساختمانهای کممصرف و سالم» معرفی گردید. این الگو میتواند ضمن کاهش مصرف انرژی، سلامت و بهرهوری کاربران اداری را ارتقا دهد.

Abstract
|
this article aims to review and categorize the factors affecting the formation of 'sick building syndrome' in office spaces, while examining the theoretical foundations and persian and latin studies, and also analyzes the interrelationship between indoor environmental quality and energy consumption. first, definitions and evaluation indicators of the syndrome were presented, including a set of neurotoxic (headache, fatigue, lack of concentration), respiratory (shortness of breath, cough), and skin (itching, dryness) symptoms. then, by reviewing 70 persian and latin sources, the role of indoor air quality (improper ventilation, co₂ accumulation, volatile organic compounds), noise pollution (mechanical equipment noise and traffic), and lack of speech privacy (crowding and open-plan layout) as three key factors in aggravating the syndrome were confirmed. iranian case studies showed that fatigue, headaches, and dizziness are more common in iranian offices, while latin studies mainly focus on residential use. in another part of the study, the relationship between high energy consumption of buildings that are not in harmony with the climate and environment and the symptoms of the syndrome was analyzed; ignoring the bioclimatic and ergonomic design of the space has led to greater dependence on air conditioning systems and artificial lighting, which in turn exacerbates the symptoms of the syndrome. finally, by providing practical suggestions at the levels of design (orientation, shading, thermal mass), environmental management (sound control and air quality), and ergonomic layout (adjustable furniture, balance of open plan and private spaces), the “low-energy and healthy buildings” model was introduced. this model can reduce energy consumption and improve the health and productivity of office users.
