بررسی عوامل موثر بر نارضایتی از مسکن کم‌توان اقتصادی

مساکن کم‌توان اقتصادی، با تمرکز بر تجربه‌ی مسکن مهر به عنوان بزرگترین طرح ملی مسکن در ایران، به دلیل اهمیت و گستردگی طرح، نیازمند ارزیابی و بازنگری عمیق است. این مطالعه با هدف شناسایی عوامل موثر بر نارضایتی ساکنان از این گونه مساکن انجام شده است. پژوهش حاضر از نظر هدف، کاربردی و از نظر روش، توصیفی-تحلیلی است. یافته‌ها حاکی از آن است که نارضایتی ساکنان ریشه در چهار عامل کلیدی دارد: 1.عوامل کالبدی-فضایی ، 2.عوامل اقتصادی ، 3.عوامل اجتماعی-روانی، 4.اثرات محیطی (قرارگیری در حاشیه شهرها). این پژوهش نشان می‌دهد که نارضایتی از مسکن مهر، پدیده‌ای چندبعدی است و بهبود رضایت ساکنان مستلزم توجه توامان و یکپارچه به تمامی این ابعاد در مرحله‌ی برنامه‌ریزی، اجرا و بهره‌برداری از پروژه‌های آتی مساکن کم‌توان اقتصادی است.

factors influencing dissatisfaction with low-income housing

low-income housing, with a focus on the experience of mehr housing as the largest national housing plan in iran, requires thorough evaluation and review due to the importance and scale of the project. this study aims to identify factors influencing residents’ dissatisfaction with such housing. the research is applied in terms of purpose and descriptive-analytical in terms of methodology. findings indicate that resident dissatisfaction stems from four key factors: 1. physical-spatial factors, 2. economic factors, 3. social-psychological factors, and 4. environmental effects (location on urban peripheries). this research demonstrates that dissatisfaction with mehr housing is a multidimensional phenomenon, and improving resident satisfaction requires integrated and simultaneous attention to all these dimensions during the planning, implementation, and operation stages of future economically affordable housing projects.
