physical and functional effects of two patterns of mass construction and high-rise construction on the quality of urban spaces in iran

Authors
Abstract    in response to the rapidly growing urban population and the urgent demand for housing provision in iranian metropolises, the approaches of 'mass production (mass housing)' and 'high-rise construction' have emerged as the primary strategies for housing development. the main objective of this research is to systematically analyze the benefits and challenges of these two approaches within the geographical, economic, and cultural context of iran. using a descriptive-analytical methodology and examining theoretical foundations alongside recent project experiences, this study first outlines the economic and technical benefits of mass production (including reduced per-unit construction cost, increased construction speed, and enhanced quality through industrial methods). subsequently, it investigates the challenges of high-rise construction across three key dimensions: urban planning and infrastructural challenges (such as pressure on service networks and traffic systems), physical and technical challenges (such as impact on the urban landscape and passive defense issues), and socio-cultural challenges (such as impact on spatial identity and lifestyle patterns). the findings indicate that while mass production offers significant economic advantages and high returns on investment, its unplanned execution in the form of purely speculative high-rises can lead to spatial inequalities, physical disorder, and the imposition of hidden socio-economic costs on urban management. ultimately, the proposed solutions emphasize the necessity of adopting an integrated approach where economic and technical requirements are harmonized with environmental capacities and local socio-cultural considerations.
