بررسی کارکرد و ظرفیت درآمدزایی برج میلاد در اقتصاد شهر تهران

نقش‌پذیری و کارکرد چندگانۀ برج میلاد در سطح ملی و منطقه‌ای از جمله نقش مخابراتی، گردشگری و تجاری آن موجب شده است تا این برج از ظرفیت درآمدزایی برای شهر تهران برخوردار باشد. با این حال، بررسی‌ها نشان می‌دهند که این برج نتوانسته است بخش عمده‌ای از ظرفیت-های بالقوه درآمدزایی خود را بالفعل کرده و در توسعۀ پایدار شهر تهران و کارآمدی نظام مدیریت شهری پایتخت، بطور بایستۀ ایفای نقش نماید. این امر با روند فزایندۀ هزینه‌های نگهداری، زیرساخت و ادارۀ آن، می‌تواند استهلاک برج، اتلاف منابع مالی و انسانی و در نهایت تحمیل هزینه‌های مضاعف به شهر را رقم زند. از این رو پرداختن به مسئله تامین مالی قابل اتکا و مستمر برای برج میلاد از اهمیت بالایی برخوردار است. با این توضیح، تحقیق پیش رو به دنبال بررسی ساختار تامین مالی در برج میلاد تهران و ارایه راهکارهای درآمدزایی مطلوب برای آن است. روش انجام تحقیق بدین ترتیب است که ابتدا با استفاده از مطالعه اسنادی، کارکردهای اقتصادی، محل‌های درآمدزایی برج میلاد که در اسناد فرادست پیش بینی شده و همچنین صورت‌های مالی برج مورد بررسی قرار گرفته‌اند. در ادامه، مصاحبه نیمه ساختمند با هفت نفر از مدیران مالی برج میلاد و کارشناسان حوزه تامین مالی بنگاه انجام شده و با بهره‌گیری از روش تحلیل تماتیک، تحلیل محتوای کیفی و کدگذاری از مصاحبه‌ها صورت گرفت تا چرایی ناکارآمدی برج میلاد در تامین منابع درآمدی پایدار شناسایی شود. در نهایت راهبردهای محرک برای توانمندسازی مالی برج میلاد ارایه شده است.

investigating the function and revenue-generating capacity of milad tower in the economy of tehran

the multiple functions of milad tower at the national and regional levels, including its role in telecommunications, tourism and trade, have made this tower have the capacity to generate revenue for the city of tehran. however, studies show that this tower has not been able to realize most of its potential revenue-generating capacities and should play a role in the sustainable development of tehran. this, with the increasing cost of maintenance, infrastructure and administration, can lead to the depreciation of the tower, the loss of financial and human resources, and ultimately the imposition of double costs on the city. therefore, addressing the issue of reliable and continuous financing for milad tower is of great importance. with this explanation, the present research seeks to study the financing structure in milad tower of tehran and present a favorable model for it. the method of this research is as follows: first, using a documentary study, economic functions, revenue generating areas of milad tower, which are predicted in the above documents, as well as the financial statements of the tower have been examined. in the following, semi-structured interviews were conducted with milad tower financial managers and experts in the field of financing of the firm, and by using thematic analysis method, qualitative content analysis and coding of interviews; milad tower was inefficient in providing sustainable income sources. be identified. finally, stimulus strategies for revitalization and financial empowerment of the presentation tower along with a favorable financing model are presented.
