تحلیل تاثیرات فضای عمومی بامالکیت خصوصی بر برنامه‌ریزی و طراحی فضاهای برج‌های مسکونی (نمونه‌ی موردی: مجموعه مسکونی اسکان)

با افزایش جمعیت، توسعه فناوری، صنعتی‌شدن زندگی انسان و پیشرفت شهرنشینی، مسکن به‌عنوان مقوله‌ای پیچیده به حساب می‌آید که تمام جنبه‌های اقتصادی، فرهنگی، اجتماعی، محیط زیستی و ... را در برمی‌گیرد. امروزه بشر برای رفع نیاز‌های خود به سکونت‌گاه‌ها، علاوه‌بر ایجاد خسارات وارده برطبیعت و اکوسیستم، توجّه چندانی نیز به کیفیت فضاهای خصوصی، عمومی و ... نداشته‌ است و به علت کمبود فضای کافی، بلند مرتبه‌سازی و تراکم شهری نیز رواج یافته که موجب حذف و محدود شدن فضاهای عمومی و مشکلات فراوانی در اکوسیستم و زندگی افراد شده است. مواضع کلی و چارچوب روش‌شناختی در پژوهش فوق، موضوع محور بوده که با تکیه براستدلال‌های قیاسی، ضمن بررسی مدارک، اطلاعات موجود و مطالعه پایگاه‌های اطلاعاتی معتبر اعم‌از مقالات، کتاب‌ها، سایت‌های رسمی و همچنین با تجزیه و تحلیل جوامع مختلف و الگوبرداری از شهرهای توسعه یافته، با تلفیق فضاهای عمومی بامالکیت خصوصی و بومی‌سازی آن، تلاش شده تا راه‌حل‌های مناسبی درجهت رفع نیازهای عمومی و بهبود کیفیت زندگی بشر از جهات مختلف با توجّه به افزایش جمعیت و توسعه شهرنشینی یافته شود. درانتها نیز با ارائه جدولی به بررسی تمهیدات پیشنهاداتی درجهت برقراری تعادل میان فضاهای عمومی و خصوصی و از بین بردن مشکلات احتمالی ناشی از آن پرداخته شده است.

with the increase of population, development of technology, industrialization of human life and progress of urbanization, housing is considered as a complex category that includes all economic, cultural, social, environmental, etc. aspects. nowadays, in order to meet their needs for settlements, in addition to causing damage to nature and the ecosystem, mankind has not paid much attention to the quality of private, public, etc. spaces, and due to the lack of sufficient space, high-rise construction and urban density have also become popular, which leads to the elimination of and the limitation of public spaces and many problems in the ecosystem and people s lives. the general positions and the methodological framework in the above research are subject-oriented, relying on analogical arguments, while reviewing documents, available information, and studying reliable databases, including articles, books, official websites, as well as by analyzing different societies and modeling developed cities. by combining public spaces with private ownership and localizing them, efforts have been made to find appropriate solutions to meet public needs and improve the quality of human life in various ways, considering the increase in population and the development of urbanization. in the end, by presenting a table, it has been examined the suggested arrangements in order to establish a balance between public and private spaces and to eliminate the possible problems caused by it.
