ارزیابی تناسب تخصیص کاربری اراضی با دیدگاه توسعه ی پایدار وبا استفاده از مدل(what if)

امروزه جمعیت و توسعه ی نامتوازن شهری شهر باعث تغییرات نادرست کاربری اراضی وبروز مشکلات فراوانی مانندتخریب مراتع و زیستگاه ها،از بین رفتن زمین های مرغوب کشاورزی و... شده است، همچنین استفاده ی نادرست وبی رویه از منابع طبیعی و مدیریت و برنامه ریزی نادرست باعث کمبود منابع طبیعی شده است به گونه ای که در برخی مواقع پاسخگوی نسل کنونی نیز نمی باشد از این رو استفاده صحیح و کارآمد از زمین وتناسب کاربری اراضی در نظام برنامه ریزی شهری مبتنی بر توسعه ی پایدار برای تصمیم گیری های کلان توسعه در درجامعه حائز اهمیت بوده و نقش فراوانی دارد یکی از روش های حل این مسئله تخصیص صحیح کاربری اراضی مطابق با ظرفیت های طبیعی،اقتصادی و اجتماعی سرزمین با استفاده از مدل (what if)می باشد. دراین پژوهش ابتدا مفهوم کاداستر،نحوه ی تاثیرات آن در اداره ی زمین و توسعه ی پایدار، و رابطه ی آن با کاربری اراضی ارائه شده سپس ضمن آشنایی با نرم افزار و مدل (what if) به نمونه ای از تناسب سنجی وتخصیص کاربری اراضی با استفاده از پایگاه داده موجود در جهت توسعه ی پایدار پرداخته می شود.

evaluating the appropriateness of land use allocation with the perspective of sustainable development and using the what if model

today, population and unbalanced urban development cause incorrect changes in land use and many problems such as the destruction of pastures and habitats, the loss of high-quality agricultural land, etc. also, improper and indiscriminate use of natural resources and improper management and planning have caused a shortage of natural resources in such a way that sometimes they do not meet the needs of the current generation, hence the correct and efficient use of land and land use suitability in the urban planning system based on sustainable development, it is important and has a great role for the macro development decisions in the society. one of the ways to solve this problem is the correct allocation of land use according to the natural, economic and social capacities of the land using the what if model.in this research, firstly, the concept of cadastre, its effects on land administration and sustainable development, and its relationship with land use are presented, then, while familiarizing with the software and model (what if), an example of proportionality measurement and allocation of land use with the use of the existing database is discussed in the direction of sustainable development
