|
The unique characteristics of the current economy of iran plus the distinguished financial field of real estate separate this sector from other financial majors and it is necessary to carry out special financial studies in this field. real estate has both a consumption aspect and an investment aspect that should be taken into consideration. these challenges have made it difficult to finance real estate projects in the first place and its exploitation in the second place. according to the statistics published by the iranian ministry of roads and urban development (housing authority) in the five years ending in 2018; the real estate sector accounts for nearly 6% of the country s gross domestic product, 12% of the country s direct employment, and about 30% of the country s fixed capital and more than 33% of the household budget .the purpose of this research is researching an islamic financing methods for the real estate sector (specifically, the real estate investment trust for long term rent under the condition of acquisition, we call it ijara muntahia-bi-tamleek) for the financing the government projects based on the state’s properties or the surplus property of the iranian banks through the spvs in the capital market. for this reason, this research is practical in terms of purpose and descriptive - survey in terms of data collection. also, the necessary information and confirmation of the final model was obtained from the experts through a questionnaire.in this research. after stating the importance of the subject, we introduce real estate financing tools and the activity platform of this tool. in the next section, we examine the challenges and performance of the iranian banking system in the national mega plan of house building (a 170 billion euro budget in 5 year) and take a quick look at the history of financing in iran.the designed model tries to provide the interests of individual and institutional investors, while financing government projects and equipping banking resources (through unfreezing) , so that the real estate market needs less government support and can operate in an orderly and transparent manner.. this model helps the market to find its balance in case of supply and demand of housing, which has been manipulated during the last 15 years by banks and government as a hedging asset.
