ارزیابی کمی و کیفی شاخص‌های مسکن و پیش‌بینی آن برای افق 1405 مطالعه‌موردی: شهرک شهید باهنر مشهد

مسکن یکی از اساسی‌ترین نیازهای زندگی انسان‌هاست و لزوم توجه به مسکن و برنامه‌ریزی آن در راستای تامین و برآورد، به عنوان یکی از مسائل حاد در کشورهای در حال توسعه محسوب می‌شود. ضعف مدیریت اقتصادی، نداشتن برنامه‌ریزی مسکن، رشد شتابان جمعیت شهرنشین، نبود آمار و اطلاعات دقیق از وضعیت مسکن موجود، تامین مسکن در کشور ایران را به یک معضل تبدیل کرده‌است. لذا، هدف از انجام این پژوهش، بررسی وضعیت شاخص‌های کمی و کیفی مسکن در شهرک شهید باهنر مشهد و پیش‌بینی زمین و مسکن موردنیاز تا سال 1405 است. روش پژوهش، توصیفی–تحلیلی؛ مبتنی بر منابع کتابخانه‌ای اسنادی، آمار و سرشماری نفوس و مسکن و داده‌های میدانی است. براساس نتایج، میزان مساحت پیشنهادی مورد نیاز در افق 1405 برای شهرک شهید باهنر 6044920.95 مترمربع است که در حدود 95/5240043 مترمربع، کمبود زمین مسکونی وجود دارد. در ادامه به منظور، اتخاذ الگوی مناسب توسعه مسکونی در آینده شهرک باهنر پیشنهاداتی ارائه شده‌است.

Quantitative and qualitative assessment of housing indicators and its forecast for the horizon of 1405Case study: Shahid Bahonar town of Mashhad

Housing is one of the most basic needs of human life and the need to pay attention to housing and its planning in order to provide and estimate, is considered as one of the acute issues in developing countries. Weak economic management, lack of housing planning, rapid growth of urban population, lack of accurate statistics and information on the current housing situation have made housing in Iran a problem. Therefore, the purpose of this study is to investigate the status of quantitative and qualitative indicators of housing in Shahid Bahonar town of Mashhad and to predict the required land and housing until 1405. The research method is descriptiveanalytical, based on librarydocumentary resources, population and housing statistics and census, and field data. According to the results, in Bahonar town, the amount of proposed area required on the horizon of 1405 is about 6044920.95 square meters, which is about 95500443 square meters of shortage of residential land. In order to adopt the appropriate model of residential development in the future, Bahonar town has been proposed.
