تحلیل عوامل موثر بر تحولات کاربری اراضی در نواحی روستایی شهرستان ساوجبلاغ

امروزه تغییر و تحولات کاربری اراضی از چالش های مهم قرن 21 به حساب می آید. اطلاع از تحولات کاربری ها و نحوه ی تغییرات آن در گذر زمان یکی از مهم ترین موارد در برنامه ریزی ها می باشد. با اطلاع از تحولات کاربری می توان تغییرات آتی را پیش بینی نموده و اقدامات مقتضی را انجام داد. در همین راستا این مطالعه، ابتدا به بررسی روند تحولات کاربری اراضی و سپس به شناسایی عوامل موثر بر این تغییر و تحولات در نواحی روستایی طاووسیه، برغان، ورده و سنقرآباد در شهرستان ساوجبلاغ پرداخته است. تحقیق حاضر به لحاظ هدف، کاربردی است و ماهیت توصیفی تحلیلی دارد. برای گرداوری اطلاعات از روش مشاهده، مصاحبه و طراحی و تکمیل پرسشنامه استفاده شده است. جامعه ی آماری تحقیق شامل 130 نفر از ساکنین مستقر در روستاهای مذکور است. برای تجزیه و تحلیل داده ها از تحلیل عاملی اکتشافی در قالب نرم افزار spss استفاده شد. نتایج تحلیل عاملی چهار عامل را با عنوان عوامل موثر بر تغییر و تحولات کاربری اراضی در روستاهای نام برده شناسایی نمود که عبارتند از: رشد ساخت و ساز و خانه های دوم ، عوامل سازمانی، اقتصادی نبودن بخش کشاورزی و تمایل جوانان به مشاغل غیر کشاورزی که در مجموع 545/85 درصد از متغیرهای تغییر کاربری را تبیین نموده اند. همچنین، با مدیریت ساخت وساز در بخش کشاورزی به عنوان خانه های دوم ، اجرای دقیق سیاست های توسعه روستایی با تاکید بر حفظ کاربری اراضی کشاورزی ، افزایش جاذبه و کاهش دافعه زندگی روستایی برای جوانان و افزایش جاذبه بخش کشاورزی برای کشاورزان و سرمایه گذاران این بخش می توان از گرایش روستاییان به تغییر کاربری اراضی کشاورزی جلوگیری نمود.

Analysis of effective factors on land use changes in rural areas of Savojbolagh city

Today, land use change is one of the most important challenges of the 21st century. Knowing the changes in land uses and how they change over time is one of the most important things in planning. By knowing the user developments, future changes can be predicted and appropriate actions can be taken. In this regard, this study first examines the trend of land use changes and then identifies the factors affecting these changes and developments in rural areas of Tavousieh, Barghan, Wardeh and Sangarabad in the city of Savojbolagh. The present research is applied in terms of purpose and has a descriptiveanalytical nature. To collect information, use the method of observation, interview and design and completion of a questionnaire Has been. The statistical population of the study includes 130 residents of the mentioned villages. Exploratory factor analysis in the form of SPSS software was used to analyze the data. The results of factor analysis identified four factors as factors affecting land use change in the mentioned villages, which are: construction growth and The second mechanisms, organizational factors, lack of economy in the agricultural sector and the tendency of young people to nonagricultural occupations, which have explained a total of 85.545% of the variables of land use change. Also, with construction management in the department Agriculture as a second home, accurate implementation of rural development policies with emphasis on maintaining agricultural land use, increasing the attraction and reducing the repulsion of rural life for young people and increasing the attractiveness of the agricultural sector for farmers and investors in this sector can be from the tendency of villagers to change land use Prevented agricultural lands.
