شناسایی و اولویت‌بندی مشکلات پروژه‌های مسکن مهر در شهر یزد با استفاده از تکنیک تحلیل عاملی

ﺑﺨﺶ ﻣﺴﮑﻦ در اﯾﺮان ﻫﻤﻮاره ﺑﻪ ﻋﻨﻮان ﯾﮑﯽ از ﻣﻌﻀﻼت ﻣﻬﻢ ﮐﺸﻮر ﻣﻄﺮح ﺑﻮده است ﺑﺮ این اﺳﺎس در ﺟﻬﺖ تامین ﻣﺴﻜﻦ ﻗﺸﺮ ﺿﻌﻴﻒ و ﻣﺘﻮﺳﻂ ﺷﻬﺮی و روﺳﺘﺎﻳﻲ، پروژه‌هایی در ﻗﺎﻟﺐ ﻣﺴﻜﻦ ﻣﻬﺮ ﺗﻌﺮﻳﻒ ﺷﺪ ﻛﻪ ﺣﺠﻢ ﻋﻈﻴﻤﻲ از ﺑﻮدﺟﻪ و ﺳﺎﺧﺖ و ﺳﺎز را در ﻣﻘﻴﺎس وﺳﻴﻌﻲ در ﺑﺮ می‌گیرد این پروژه‌ها در روند شکل‌گیری خود، با مشکلات بسیاری رو روبه شدند که شناسایی و اولویت‌بندی آن‌ها در جهت برطرف کردن آن‌ها ضروری به نظر می‌رسد. در این تحقیق با رویکرد آماری، شناسایی و اولویت‌بندی مشکلات تهیه و تصویب طرح، عقد قرارداد و نحوه تامین مالی پروژه‌های مسکن مهر در شهر یزد انجام شد. جمع آوری اطلاعات به دو صورت اسنادی (مقاله، کتاب، مجله، وب‌سایت‌های اینترنتی و...) و پیمایشی (پرسشنامه، مصاحبه و مشاهده) صورت گرفته است. متغیرهای اصلی پژوهش طبق اصول آماری و داده پردازی ترکیبی، استخراج گردیدند که نهایتاً به 46 متغیر منتهی شد. نمونه آماری در این تحقیق 150 نفر از کارشناسان و متخصصان می‌باشند که با شرایط مسکن مهر در مجموعه مورد مطالعه آشنا بوده‌اند. تجزیه و تحلیل داده‌ها با روش های تحلیل عاملی با نرم افزارهای spss و excel صورت پذیرفت. یافته‌ها نشان داد که متغیرها در 5 مرحله اولویت‌بندی شده‌اند. در اولویت‌بندی مرحله اول؛ متغیر عدم هماهنگی طرح‌های گودبرداری و اجرای پی ساختمان بر اساس مشخصات منطقه با بار عاملی (0.884)، در اولویت‌بندی مرحله دوم؛ متغیر سرانه فضای مذهبی نامناسب با بار عاملی (0.837)، در اولویت‌بندی مرحله سوم؛ متغیر الگوهای معماری داخلی نامطلوب با بار عاملی (0.767)، در اولویت‌بندی مرحله چهارم؛ متغیر عدم طراحی سازه ساختمان بر اساس سیستم های نوین با بار عاملی (0.862) و در نهایت در اولویت‌بندی مرحله پنجم؛ متغیر ﻣﺴﺎﺣﺖ واﺣﺪ ﻣﺴﮑﻮﻧﯽ نامناسب با بار عاملی (0.757) قرار گرفته‌اند.

Identification and Prioritization of the Problems of Mehr Housing Projects in the City of Yazd Using Factor Analysis

In this study, a statistical approach was used to identify the problems of Mehr housing project in the city of Yazd. The data were collected in the form of documents (e.g. articles, books, magazines, and web sites on the Internet) and through field work (i.e. questionnaire, interview and observation). The main variables of the research were a set of 46 items extracted according to the statistical principles and the data. The study sample consisted of 150 experts who were familiar with the conditions of Mehr housing. The data were analyzed through factor analysis with the SPSS and Excel software programs. According to the data, the variables were prioritized in five stages as fllows: the first stage with the variable of lack of coordination among the excavation and building foundation projects based on the area profile with the load factor of 0/884, the second stage with the variable of per capita religious inappropriate spaces with the load factor of 0/837, the third stage with the variable of undesirable internal architectural patterns with the load factor of 0/0767, the fourth stage with the variable of designing structures not on the basis of modern systems with the load factor of 0/862, and the fifth stage with the variable of incompatible residential unit area with the load factor of 0/757.
