بررسی تاثیر سرمایه گذاری بر جابه‌جایی جمعیت در بافت های ناکارآمد شهری با تاکید بر رویکرد اعیان سازی (موردپژوهی: محله المهدی در کوی سیدی مشهد)

بافت های ناکارآمد شهری چه در درون شهرها و چه در حاشیه آنها، از مسائل غیر قابل چشم پوشی شهرهای امروزی به شمار می روند که با گذشت زمان کیفیت خود را از دست می دهند. کاهش کیفیت سکونت، وجود قشر کم درآمد، ارزش پایین زمین و مسکن و وجود اراضی بایر در این بافت ها، توجه سرمایه گذاران را به خود جلب کرده و منجر به احداث پروژه های بزرگ تجاری در آنها شده است که یکی از بزرگترین نتایج آن، جابه جایی ساکنان اصلی است. محله ی المهدی مشهد در سال های اخیر شاهد ورود سرمایه گذاری های گسترده ای بوده، از این جهت به عنوان نمونه مطالعاتی این پژوهش انتخاب شده است. هدف از این پژوهش، بررسی تاثیر سرمایه گذاری بر جابه جایی جمعیت در محله المهدی است. پژوهش حاضر به روش کمی انجام شده و در پی پاسخ به این سوال اساسی است که سرمایه گذاری چه تاثیری بر جابه جایی جمعیت می گذارد؟ برای بررسی نمونه موردی و شاخص ها، از روش پرسشنامه استفاده شد. پس از پردازش اطلاعات به دست آمده با نرم افزار spss  به کمک روش تحلیل مسیر و نرم افزار smart pls مدل حاصل از روابط میان متغیرها و شاخص ها و همچنین ضرایب مسیر و ضرایب معناداری ارائه شد. نتایج این پژوهش نشان می دهد که متغیر سرمایه گذاری در سطح اطمینان 95% در محله المهدی بر متغیر جابه جایی جمعیت تاثیر می گذارد.

investigating the effect of capitalization on the displacement in urban inefficiency fabrics with emphasis on gentrification (case study: al-mahdi, mashhad)

urban inefficiency fabrics both in the city and the sub urb, are one of the complex and unforgivable issues in today's cities and over time, they lose a lot of their quality.the decrease in the quality of residence, the existence of low-income groups, low value of land and housing, and the existence of large scale lands, capitalists have attracted the attention of these fabrics and these factors have caused to inter capital and the construction of large commercial projects in them. one of the biggest consequences is the displacement of its main residents. in recent years, the al-mahdi neighborhood of mashhad has seen extensive capitalization entry, it has also been selected as a case study and the purpose of this study is investigating the effect of capitalization on the displacement in this neighborhood. the present study is a descriptive-analytical study and is following answer this main question that what effect does capitalization have on the displacement? for investigating case study and indicators identified has been used to survey technique and the information achieved is classified by spss software, then, using the path analysis method and smart pls software, the model of relationships was developed between variables and indicators, as well as path coefficients and significance coefficients. the results of this study show that the independent variable of capitalization at the 95% confidence level in al-mahdi neighborhood affects the displacement variable.
