مدل ارزیابانه از عوامل اثرگذار و اثرپذیر بر کیفیت واحدهای آپارتمانی کوچک مقیاس در کلانشهرها

بین عوامل موثر بر کیفیت مسکن و اندازه (مساحت) آن ارتباطی مستقیم وجود دارد. در سال‌های اخیر، واحد‌های آپارتمانی کوچک مقیاس در محدوده‌ی مساحتی کمتر (35 تا 52.5 مترمربع) از آنچه قبلاً کوچک در نظر گرفته می‌شد (70 تا 75 مترمربع)، به دلیل آهنگ رشد بیشترِ خانوارهای کم‌جمعیت، افزایش قیمت مسکن، افزایش نرخ مهاجرت به کلانشهرها و تغییرات سبک زندگیِ نسل جدید در حال گسترش هستند. این گسترش بدون پشتوانه علمی در کیفیتی پایین و بیشتر به دلیل تقاضای بالا ناشی از عوامل فوق صورت گرفته است. بر این اساس، هدف پژوهش استخراج و ارزیابی عوامل اثرگذار و اثرپذیر بر فرایند بهبود کیفیت مسکن کوچک مقیاس در داخل کشور است. در این راستا، ابتدا متغیرها از طریق ادبیات موضوع جمع‌آوری و سپس با تحلیل محتوا و مصاحبه‌ با 10 خبره‌ی حوزه مسکن با روش دلفی، تعدیل (حذف یک شاخص) و تدقیق گردیدند. در مرحله بعد، از طریق رویکرد ساختاریتفسیری (ism) با نرم‌افزار میک‌مک (micmac 6.1.2) بر پایه مقایسات زوجی در یک ماتریس (14*14)، متغیرها با نظراتِ متخصصین امتیازدهی شدند. پژوهش از نظر هدف بنیادیکاربردی و گردآوری داده‌ها از نوع پیمایشی است. طبقِ نتایج پژوهش، 4 شاخص در حوزه متغیرهای تاثیرگذار، 7 شاخص در حوزه متغیرهای دووجهی، 2 شاخص در حوزه متغیرهای وابسته و در نهایت 1 شاخص نیز در حوزه متغیرهای مستقل قرار می‌گیرند. همچنین، شاخص‌های معماری داخلی و سطح دانش عمومی و تخصصی با نمره 30 بیشترین میزان اثرگذاری را در ارتقا کیفیت مسکن کوچک مقیاس دارند. در نهایت با توجه به تحلیل‌ها، راهکارهایی مطرح شده است.

Evaluative model of effective and influential factors on the quality of smallscale apartment units in metropolitan areas

There is a direct relationship between the factors affecting the quality of housing and its size . Recently, smallscale apartment units in a smaller area than previously considered small, due to the rapid growth rate of small households, rising housing prices, increasing rates of migration to metropolitan areas and lifestyle changes of the new generation are expanding. This expansion has taken place without scientific support in low quality and mostly due to high demand due to the above factors. Accordingly, the purpose of this study is to extract and evaluate the effective and influential factors on the process of improving the quality of smallscale housing in the country. In this regard, first the variables were collected through the literature and then by content analysis and interviews with 10 experts in the field of housing by Delphi method, adjusted and verified. In the next step, through the structuralinterpretive approach (ISM) with Micmac software based on pairwise comparisons in a matrix , the variables were scored with the opinions of experts. The research is of survey type in terms of basicapplied purpose and data collection. According to the results, 4 indicators in the field of influential variables, 7 indicators in the field of twodimensional variables, 2 indicators in the field of dependent variables and finally 1 index in the field of independent variables. Also, the indicators of interior architecture and level of general and specialized knowledge with a score of 30 have the greatest impact on improving the quality of smallscale housing.
