تاثیر مولفه های روانی، کالبدی و محیطی در ارتقاء رضایتمندی ساکنانمجتمع های مسکونی

خانه نخستین جایی است که انسان برای فرار از تنشهای دنیای بیرون و رسیدن به آرامش و آسایش به آن پناه میبرد و علاوه برتامین نیازهای کمی، به نیازهای کیفی زندگی انسان و فراهم نمودن شرایط مطلوب، برای خانواده و تحقق فعالیتهای خانوادگی در آنپرداخته میشود. در نتیجه بررسی میزان رضایتمندی ساکنان مجتمع های مسکونی، یکی از مهمترین رویکردهای پژوهش در حوزه مسکناست. یکی از مشکلاتی که در طراحی مجتمع های مسکونی دیده میشود و مسالهی این تحقیق را شامل میگردد، عدم رضایتمندی ساکنان بهدلیل عدم رعایت مفاهیم خلوت، سلسله مراتب فضایی و عدم پیش بینی فضاهای واسط است. هدف از تحقیق حاضر، بررسی برخی از عواملموثر در ارتقاء رضایتمندی ساکنان و تعیین درجه اهمیت آنها با توجه به رویکرد تحقیق است. روش تحقیق به صورت توصیفی - پیمایشی و باتکنیک دلفی بوده است. ابتدا به مطالعه پیشینه تحقیق و سپس بررسی مفاهیم رضایتمندی، خلوت، فضاهای واسط و سلسله مراتب فضاییپرداخته شد. پس از مطالعه موارد فوق، چارچوب نظری تحقیق استخراج گردید. در گام بعدی با توجه به فرضیات تحقیق و متغیرهای در نظر گرفته شده و تهیهی پرسشنامه، به پرسش از 19 نفر از متخصصین حوزه مسکن پرداخته شد و دادههای پرسشنامه با استفاده از نرمافزار spss مورد تجزیه و تحلیل قرار گرفت. نتایج حاصله حاکی از آن است که متغیرهای خلوت، تفکیک فضاهای شلوغ و خلوت و وجود سلسله مراتب فضایی با توجه به سطح معناداری کوچکتر از 0/05 و ضریب همبستگی بالاتر از سایر متغیرها، به ترتیب تاثیرگذارترین مولفه های روانی، کالبدی و محیطی در ارتقاء رضایت ساکنان در مجموعه های مسکونی است. همچنین متغیر وجود فضاهای واسط دومین متغیر تاثیرگذار از مولفه های کالبدی بعد از متغیر تفکیک فضاهای شلوغ و خلوت در ارتقاء رضایتمندی است.

The Relation of Psychological, Physical and Environmental Factors and Promoting the Residents' Satisfaction of Residential Complexes

study the level of residents’ satisfaction of residential complexes is one of the most important research approaches in the field of housing. One problem that is seen in the design of residential complexes, which includes problem of this research, is dissatisfaction of residents because of nonconformity privacy concepts, spatial hierarchy and lack of foresight intermediate spaces. The purpose of this research is to determine importance degree of above variables between psychological, physical and environmental factors on promoting residents’ satisfaction from to the experts’ point of view. This research has been carried out with descriptivesurvey method and Delphi technique. First it began with reviewing of literature, concept of satisfaction and determination of effective variables on promoting the residents’ satisfaction. After that, the theoretical framework was extracted. In the next step, with considering of research hypotheses, variables and questionnaire, 19 experts of housing field were inquired to fill the forms and Questionnaire data was analyzed with SPSS software. The findings indicate that privacy, separation of quiet and crowded spaces and existence of spatial hierarchy variables, according to significance levels lower than 0.05 and higher level of correlation coefficient than other variables, are the most effective of psychological, physical and environmental factors on promotion of residents’ satisfaction of residential complexes. Also, the Intermediate spaces existence variable to promote the satisfaction is the second effective variable of physical factors after the separation of quiet and crowded spaces variable.
