پخشایش کاربری‌های تجاری و خلق محلات مسکونی پایدار مورد شناسی: (محله مسکونی دروس)

امروزه آفرینش محلات پایدار و زیست‌پذیر به یکی از ضروریات برنامه‌ریزی و مدیریت در شهرها و بخصوص کلان‌شهرها تبدیل شده اشت. محله‌ها تاثیرات بسیاری بر کیفیت زندگی اهالی خود دارند. در خلق محلات پایدار عوامل متعددی (چون عوامل اقتصادی، کالبدی، فرهنگی) تاثیر گذاراند. در این میان کاربری زمین شهری (بخصوص کاربری تجاری به سبب ماهیت فعالیت روزانه که دارند) از جمله عوامل اصلی سیستم محله بشمار می‌رود که از یک سو ضامن سرزندگی، پویایی و دسترسی می‌گردد و از سوی دیگر می‌تواند اثرات سوء نظیر افزایش میزان ترافیک و سایر اثرات را به همراه داشته باشد. مقاله حاضر می‌کوشد تا با بررسی رابطه نقش پخشایش کاربری‌های تجاری در پایداری محلات شهری، مسیر برنامه‌ریزی کاربری زمین در مقیاس محله‌های شهری را معین نماید. در این راستا محله دروس به عنوان یکی از محلات منطقه 3 کلان‌شهر تهران مورد بررسی قرار گرفته است. به منظور سنجش سطح پایداری محله دروس از آزمون t تک نمونه‌ای استفاده شده است. از آنجا که هدف نهایی این تحقیق تعیین میزان تاثیر پخشایش کاربری تجاری بر پایداری محله‌ای است، از تحلیل آزمون رگرسیون استفاده شده است. نتایج نشان داد که شاخص‌های پایداری محله‌ای دروس در سطح مناسبی قرار دارند و کاربری‌های تجاری در سطح محله ضمن افزایش دسترسی ساکنین به مراکزخرید، افزایش سرزندگی و نظارت اجتماعی، امنیت محله را ارتقاء بخشیده و منجر به پایداری محله مسکونی دروس گردیده است.

Distribution of Commercial Use and Creation of Sustainable Residential NeighborhoodsCognitive Sciences: (Darous Residential Neighborhood)

Today the creation of sustainable and habitable neighborhoods has become one of the requirements of planning and management in cities (and especially metropolises). Places have a great influence on the quality of life of their inhabitants. In creating a permanent neighborhoods, several factors has infuoence such as economic, physical, cultural factors.In this regard, urban land use (especially commercial use due to the nature of daily activities) is considered as one of the main factors in the neighborhood system, which, on the one hand, guarantees vitality, dynamism and access, and on the other hand, it can have bad effect such as increase the magnitude of traffic congestion and etc... This paper tries to investigate the relationship between the role of distribiution commercial use and the sustainability of urban neighborhoods in order to determine the direction of land use planning on the scale of urban neighborhoods. In this regard, the neighborhood of Darous is considered as one of the neighborhoods of the 3rd district of Tehran. Onesample Ttest was used to measure the level of neighborhood sustainability.Since the ultimate goal of this research is to determine the extent of the impact of distribiution of commercial use on neighborhood sustainability, so has been used of regression analysis.The results showed that the neighborhood sustainability indicators of the Darous are at an appropriate level, and commercial use at the neighborhood level, have enhanced increasing residents' access to shopping centers, vitality and social monitoring, neighborhood security and led to the sustainability of Darous residential neighborhoods.
