تحلیل پیامدهای تراکم کاربری‌های شهری و فراشهری بر کارکرد محله‌ای (موردپژوهش: منطقه 12 کلان‌شهر تهران )

تراکم کاربری های فرا محله‌ای به‌ویژه در مقیاس شهری و فراشهری، به دلیل ماهیت کارکردی متفاوت می تواند کارکردهای محله ای و توسعه محله ها را دچار اختلال کند. مقاله حاضر این مسئله را با رویکرد توسعه پایدار شهری در منطقه 12 کلان‌شهر تهران موردتوجه قرار داده است. روش پژوهش مبتنی بر رهیافت توصیفی تحلیلی بوده و داده‌های موردنیاز به‌صورت کتابخانه‌ای و میدانی جمع‌آوری‌شده و به کمک آزمون رگرسیون چند متغیره (اثرگذاری متغیرهای پژوهش) تجزیه‌وتحلیل شده است. جامعه آماری پژوهش شامل جمعیت منطقه 12 کلان‌شهر تهران است که حجم نمونه با فرمول کوکران برابر با 384 نفر مشخص گردید. یافته های تحقیق بیانگر این است که 30 درصد از کاربری کل منطقه به کاربری مسکونی و 70 درصد به کاربری های غیرمسکونی اختصاص‌یافته است. کاربری های فرا منطقه‌ای که ماهیت غیرمسکونی دارند 36.95 درصد از کل سطح منطقه را اشتغال می کنند. همچنین یافته های تحقیق نشان می دهد که تراکم کاربری های شهری و فراشهری بر کارکرد محله ای تاثیر مستقیم و معناداری داشته است. بنابراین یکی از مهم‌ترین راهبردهای موثر در پایداری توسعه محله ای، ایجاد تعادل در تخصیص اراضی به کاربری های با کارکرد محله ای و کارکردهای شهری و فراشهری است.

Analyzing the consequences of urban and infraurban land use density on neighborhood function (A case studyof zone 12 Metropolitan Tehran

The MetaNeighborhood Land use congestion, especially in urban and suburban scale can be disturbed by a different function the Neighborhood functions and neighborhood development. The present paper examined this issue with the sustainable urban development approach District 12 Metropolitan Tehran. Research methodology based on descriptiveanalytical approach, required data is collected in the library and field and the analysis has been conducted with the help of multivariate regression test (the effectiveness of research variables). The statistical population of the study is the population of District 12 Metropolitan Tehran. It was determined that the sample size with the Cochran formula was 384. The research findings indicate that 30% of the total land use used for residential land use and 70% for nonresidential land use Supraregional District land use that which are nonresidential nature, account for 36/95 percent of the total of the region. As well as, the findings of the research show that there was the urban and suburban land use congestion there was a direct and significant direct effect on the land use density on the neighborhood function. Therefore, one of the most important strategies in the sustainable development of neighborhoods is a balance in the allocation of land uses with Neighborhood Functionality and Urban and suburban Functions
