تاثیر تامین مالی زنجیره تامین و توسعه مالی بر سودآوری شرکت‌های املاک و مستغلات پذیرفته ‌شده در بورس اوراق بهادار تهران و فرابورس ایران

هدف از این پژوهش بررسی آثار تامین مالی زنجیره تامین و توسعه مالی بر سودآوری شرکت‌های املاک و مستغلات پذیرفته‌شده در بورس اوراق بهادار تهران و فرابورس ایران طی سال‏های 1388 الی 1395 است. تامین مالی زنجیره تامین موجب بهینه‌سازی سرمایه در گردش شرکت‌ها و توسعه مالی عاملی است که از تخصیص بهینه منابع پشتیبانی می‌نمایند، و انتخاب این متغیرها به‌عنوان متغیرهای مستقل تحقیق آثار عوامل سطح خرد و کلان را بررسی می‌نماید. پژوهش حاضر، از نوع کاربردی است و در آن از رویکرد پس رویدادی (از طریق اطلاعات گذشته) بهره گرفته ‌شده است و درنتیجه، پژوهشی تجربی به شمار می‌آید. به‌منظور بررسی آثار عوامل مطرح ‌شده، روش به‌کاررفته در این پژوهش، رگرسیون خطی چند متغیره و آنالیز رگرسیون هست.نتایج پژوهش حاکی از آن است که چرخه تبدیل وجه نقد که متغیر نماینده تامین مالی زنجیره تامین است، تاثیر منفی و معنی‌دار بر سودآوری شرکت‌های املاک و مستغلات دارد. همچنین، نتایج پژوهش گواه آن است که اعتبار اعطایی به بخش خصوصی نسبت به تولید ناخالص داخلی به‌عنوان متغیری که توسعه مالی را نمایندگی می‌نماید، با سودآوری شرکت‌های املاک و مستغلات رابطه منفی و معنی‌دار دارد.

Supply Chain Finance and Financial Development Impact on Profitability of Listed Real Estate Firms in Tehran Stock Exchange and Iran Farabourse

The aim of this research is investigating the impact of Supply Chain Finance (SCF) and financial development on profitability of properties firms registered in Tehran Stock Exchange and Iran Farabourse (20092016). The Supply Chain Finance (SCF) leads to optimization in company’s working capital, and the financial development is a factor which improves the distribution of resources. These independent variables investigate the effect of micro and macro factors.This research is empirical and uses post phenomenon approach. The way in which the impact of the independent variables on the profitability of companies has been examined is regression analysis by multivaried linear regression.The results of this research show that cash conversion cycle, as representative of SFC, affects on profitability of real estate firms. This effect is indirect. Also, the proportion of awarded credits to private sector to Gross Domestic Production (GDP), as representative of financial development, has indirect effect on the dependent variable of this research.In this study, after reviewing the theoretical fundations previous studies will be examined. Then the relevant methodology will be presented. Finally, after analyzing the results a brief discussion on the findings of the research will be explained.
