تحلیل پیامدهای تخصصی شدن فعالیت های تجاری بر فضا های مجاور در منطقه 12 کلان شهر تهران

منطقه 12 زادگاه و هسته حیاتی و تاریخی کلان شهر تهران در جریان توسعه نوین به ویژه در شش دهه اخیر دگرگونی های گوناگونی تجربه کرده است که یکی از آنها گسترش فعالیت های تخصصی در خیابانها و محورهای همجوار با بازار اصلی بوده است در عین حال بروز این پدیده با افول و ناکارآمدی منطقه به ویژه از نظر کارکرد مسکونی، هم زمان و همراه شده است. مقاله حاضر این پدیده را بررسی و تلاش نموده است که نشان دهد توسعه فعالیت های تخصصی تجاری چه پیامدهایی بر فضاهای پیرامون خود داشته است. برای این منظور و در تکمیل داده ها و اطلاعات ،موجود پرسشنامه ای با 27 گویه در بین 280 نفر از ساکنان کسبه و کارشناسان منطقه 12 تکمیل و داده های حاصل در سه بعد کالبدی محیط زیستی ، اقتصادی - فعالیتی و اجتماعی دسته بندی گردیده است. نتایج حاکی از آن است که بعد کالبدی - محیط زیستی با تعداد 13 معرف و با مقدار ویژه 10/620 بیشترین سهم؛ بعد اقتصادی با 7 معرف و مقدار ویژه 8/238 در مرتبه دوم و بعد اجتماعی با 4 معرف و مقدار ویژه 4/081 در مرتبه سوم آثار و پیامد فعالیتهای تخصصی را در فضاهای مجاور نشان میدهند همسویی نتیجه این تحقیق و برخی تحقیقات مشابه حاکی از آن است هم نشینی و همنوایی ایجاد و گسترش راستاهای دارای فعالیتهای تخصصی تجاری با ناکارآمدی و افت کارکردهای مسکونی در فضاها و محلهای مجاور در بخش مرکزی شهر یک فرآیند عمومی است پدیده ای که در منطقه 12 تهران نیز به وقوع پیوسته است.

district 12, the birthplace and vital and historical core of tehran, has undergone various changes during the new development, especially in the last six decades, one of which has been the expansion of specialized activities in the streets and axes adjacent to the main bazaar. with the decline and inefficiency of the region, especially in terms of residential function, it has been accompanied and accompanied. for this purpose and in completing the available data and information, a questionnaire with 27 items among 280 residents, businesses and experts of district 12 was completed and the data obtained in three dimensions &physical-environmental&, economic-activity &and& social the results show that the physical-environmental dimension with 13 indicators and with a specific value of 10.620 has the highest share; the economic dimension with 7 indicators and the special value of 8.238 in the second place and the social dimension with 4 the reagent and the special value of 4.081 show the effects and consequences of specialized activities in the adjacent spaces in the third place.the alignment of the result of this research and some similar researches indicates that the accompaniment and conformity of creating and expanding directions with specialized commercial activities with the inefficiency and decline of residential functions in adjacent spaces and neighborhoods in the central part of the city is a general process, a phenomenon that has also occurred in the 12th district of tehran.
