تعیین کاربری و احیاء مکان تاریخی- فرهنگیِ خانه مهرانگیز قاجاری در تهران (با هدف توسعه صنعت گردشگری و ترویج معماری اسلامی)

احیا، فرآیندی است که برای افزایش سطح حفاظت، مرمت و بهره‌برداری مناسب از آثار تاریخی و فرهنگی با حفظ ماهیت و یکپارچگی آن‌ها برنامه‌ریزی، طراحی و اجرا می‌شود. احیاء و سازماندهی همراه با مرمت اصولی بناهای تاریخی، می‌تواند ضمن رونق هرچه بیشتر صنعت گردشگری، باعث توسعه فرهنگی، اجتماعی و اقتصادی گردد. هدف کلی این پژوهش از نوع کاربردی بوده و هدف فرعی آن نیز یافتن کاربری بهینه برای احیا مجدد خانه مهرانگیز می‌باشد. روش تحقیق از نوع توصیفی تحلیلی بوده و روش جمع‌آوری اطلاعات، مشاهده مستقیم، برداشت میدانی و مطالعات کتابخانه‌ای می‌باشد. در بخش مطالعه میدانی با برداشت از بنا و ترسیم نقشه‌ها، به تحلیل وضعیت موجود بنا پرداخته شده است. در ابتدا مطالعات اولیه جهت شناسایی معیارهای تاثیرگذار بر انتخاب کاربری بهینه برای خانۀ مهرانگیز صورت گرفت. در ادامه طیف کاربری‌هایی که از ماتریس اعطاء کاربری‌ها، تهیه شده توسط صندوق احیاء و بهره‌برداری از بناها و اماکن تاریخی و فرهنگی در سال 1388، مورد مطالعه قرار گرفت. سپس کاربری‌هایی را که می‌توان برای احیا خانه‌های مسکونی در نظر گرفت، احصا گردید. در ادامه با استفاده از روش تحلیل سلسله‌مراتبی(ahp) و نرم‌افزار (expert choice) ec وزن‌دهی معیارها و مقایسه گزینه‌ها با مشارکت10 نفر از متخصصین حوزه احیاء ابنیۀ تاریخی صورت گرفت. نتایج نشان می‌دهد کاربری مهدکودک (که توسط میراث فرهنگی تحت عنوان خانه فرهنگ نامیده شده) برای این خانه مناسب نیست و این عملکرد با ویژگی‌های تاریخی، اصالت و هویت ساختمان موجود چه از لحاظ شان بنا، چه سازه و چه مبلمان چندان سازگاری نداشته، و احیای موفقی صورت نگرفته است. این درحالی است که کاربری‌های طیف پذیرایی با ارزش‌دهی وزنی 137/0در رتبه اول و کاربری‌های طیف مسکونی با ارزش‌دهی وزنی 126/0 در رتبه دوم قرار گرفتند.اهداف پژوهش: یافتن کاربری بهینه برای احیاء مجدد خانه مهرانگیز.بهره‌برداری از بنای تاریخی خانه مهر انگیز به‌عنوان یکی از مقاصد گردشگری.سوالات پژوهش: کاربری بهینه برای احیاء مجدد خانه مهرانگیز چیست؟چگونه می‌توان با اعطای کاربری مناسب، موجب احیای این بنا در جهت توسعه گردشگری شد؟

land-use designation and revitalization of the historical-cultural site of mehrangiz qajar house in tehran (aimed at tourism development and promotion of islamic architecture)

revitalization is a process designed to enhance preservation, restoration, and appropriate utilization of historical and cultural heritage while maintaining its essence and integrity. systematic revitalization and restoration of historical buildings can foster cultural, social, and economic development while further boosting tourism. this applied research primarily seeks to identify the optimal functional reuse for revitalizing mehrangiz house. the study employs a descriptive-analytical methodology, utilizing direct observation, field surveys, and archival research. architectural documentation and mapping were conducted to analyze the building’s current state. preliminary studies identified criteria influencing optimal land-use selection, followed by an evaluation of potential functions using the land-use allocation matrix developed by the cultural heritage revitalization fund (2009). functional options for residential historic houses were systematically categorized. through the analytic hierarchy process (ahp) and expert choice software, criteria weighting and alternative comparisons were conducted with input from 10 heritage revitalization experts. results indicate that the current use as a kindergarten (termed &cultural house& by heritage authorities) is incompatible with the building’s historical authenticity, structural integrity, and original furnishings, rendering the revitalization ineffective. instead, hospitality-focused functions (weighted value: 0.137) ranked highest, followed by residential uses (0.126). research objectives:identifying the optimal functional use for revitalizing mehrangiz house.leveraging the historic mehrangiz house as a tourism destination.research questions:what is the optimal functional use for revitalizing mehrangiz house?how can appropriate land-use allocation facilitate its revitalization for tourism development?
