تاثیر سرمایه گذاری در ساخت و ساز بر نرخ سود بانکی در ایران

اهمیت بخش مسکن و ارتباط آن با متغیرهای کلان اقتصادی و نقش آن به عنوان محرک نظام بانکی، مطالعه ی سرمایه گذاری در مسکن و اثر آن بر نرخ سود سپرده های بانکی را از اهمیت ویژ های برخوردار ساخته است.به طور متوسط سالیانه 40 درصد سرمایه گذاری در بخش مسکن اتفاق می افتد. در این تحقیق با استفاده از مدل خود توضیح با وقفه های گسترده(ardl) و داده های فصلی اقتصاد ایران طی دوره 1395-1357 به بررسی اثر سرمایه گذاری در مسکن بر نرخ سود کوتاه مدت بانکی پرداخته شده است.نتایج مدل نشان داد که در کوتاه مدت رابطه منفی و معنی داری بین سرمایه گذاری در ساخت و ساز و نرخ سود بانکی وجود دارد.اما در بلند مدت رابطه ای معنی دار بین متغیرهای الگو و نرخ سود بانکی وجود ندارد.برآورد الگوی تصحیح و خطا نشان داد که تعدیل به سمت تعادل باسرعت اندکی انجام می شود.

The Impact of Investment on Construction on Iran’s Interest Rate

The importance of the housing sector and its relation to macroeconomic variables and its role as a stimulus of the banking system is one of the important topic in the economy of Iran. On average there is 40% investment in the housing sector annually. In this study investigated the effect of investment in housing on shortterm bank interest rates using the autoregressive distributed lag model(ARDL) and seasonal data of Iranian economy during the period 1973 2016. The results of the model showed that there is significant and negative correlation between investment in construction and bank interest rates in the short run. But there is not a significant relationship between pattern variables and bank interest rates in the long run. The estimatation of error coloration Model (ECM) showed that there is a little speed to adjust to the equilibrium.
