افزایش سازگاری نقشه‌های ثبتی با اطلاعات هندسی مندرج در اسناد ثبتی به روش نگاشت اجزاء محدود

علت ایجاد اعوجاجات هندسی در نقشه های ثبتی تفاوت میان اطلاعات هندسی (طول ها و مساحت ها) در این نقشه ها با مقادیر نظیرشان در اسناد ثبتی است. این اعوجاجات در اثر روش ها و تجهیزات سنتی در مرحله نقشه برداری و یا در نگهداری نقشه ها به صورت کاغذی به وجود آمده اند. به دلیل اهمیت و پیچیدگی نقشه های ثبتی در مقایسه با سایر نقشه ها هرگونه عدم مطابقت بین نقشه و اسناد، مشکلات حقوقی، مالی و اجتماعی را در پی خواهد داشت.بنابراین هدف این تحقیق ارائه روشی برای کاهش اعوجاجات هندسی نقشه های ثبتی از طریق انطباق اطلاعات هندسی قطعات ملکی در نقشه های ثبتی با اسناد ثبتی است. راه حل پیشنهادی برای این هدف استفاده از روش نگاشت اجزاء محدود است. در این روش معادله های نقطه کنترل به همراه معادله های شروط هندسی طول و مساحت هریک از قطعات ملکی به معادلات شرط پیوستگی روش اجزاء محدود اضافه شدند و سرشکنی مطابق با روش پارامتریک انجام شد. این روش برای دو نقشه کاغذی به همراه اطلاعات هندسی اسناد آن ها پیاده سازی شد و باقی مانده ها تا حد زیادی کاهش یافتند. آزمون ها نشان می دهند که میانگین مربع خطاها(rmse) مربوط به طول ها از 63 سانتی متر به 2/1 سانتی متر و مساحت ها از 10/8 مترمربع به 0003/0 مترمربع و همچنین rmseنقاط کنترل از 12/1 متر به 65 سانتی متر بهبود یافته است.

Increase corresponding cadastral maps with geometrical data of land titles using finite element transformation method

AbstractDifference between geometrical data (dimensions and area) of parcels in cadastral title and cadastral map are motive for geometrical map distortions after georeferencing. These distortions occur due to traditional surveying methods or environmental effects in maintenance of maps. Because of legal and financial complexities of cadastral maps compared with other map types, conflict between map and title makes social and legal problems. Therefore objective of this paper is recommend a method to decrease distortions of cadastral map through matching geometrical data of parcels in cadastral map with cadastral documents. Recommended solution for this objective is using finite element transformation method. In this method control points constraint parcels dimensions and area constraint simultaneously convenient weights are added to continuity constraint and solved as a parametric listsquare .This process is implemented for two hardcopy maps and their title data then residuals decreased to a very low level. tests shows that RMSE of dimension improved from 65 cm to 1.2 cm, RMSE of area improved from 8.10 square meter to 0.0003 square meter and control points RMSE reduced from 1.12 meter to 0.65 meter.
