مفهوم ارزش در برنامه‌ریزی مسکن: مطالعه تطبیقی مدل هدانیک مسکن با دیدگاه ارزش‌شناسی علامه طباطبایی

نیاز مبرم امروزه‌ی برنامه‌ریزی مسکن کشور، تنها نظریه و تکنیک‌های جدیدتر نیست بلکه بومی‌کردن رویکردهای فوق در راستای توسعه‌ی مسکن مطلوب جامعه‌ی ایرانی نیز ضرورت دارد. روش ارزش‌گذاری «هدانیک» مرتبط با شناسایی ارزش مسکن، سال‌ها مورد استفاده‌های متعددی قرار گرفته‌است. نگاشت حاضر که با راهبرد تحقیق تطبیقی و روش استدلال منطقی انجام شده‌است، بررسی مفهوم ارزش در مدل هدانیک مسکن که دارای منشا غربی است، در مقایسه با دیدگاه ارزششناسی علامه طباطبایی است. طباطبایی در بین متفکران اسلامی، با طرح نظریه اعتبارات و با تقریر خاصی که از مقولات اعتباری و عقل عملی ارائه میدهد، امکان دستیابی به مفهوم ارزش در یک جامعه اسلامی را ایجاد نموده است. یافته‌های پژوهش حاکی از آن است که نگاه فردی‌مبنا در مدل هدانیک، موجب شده است که ارزش، در‌واقع برآیند ترجیحات فردی‌ای در نظر گرفته‌شود، که بیشترین تکرار را داشته‌است و ضریب اهمیت بیشتر یک ویژگی، سبب شده‌است که بصورت یک منفعت عمومی مد نظر قرار بگیرد؛ آنچه طبق دیدگاه علامه، نمی‌تواند لزوماً ضامن کمال و سعادت غایی انسان باشد. در عین حال، برخی ارزش‌های شناسایی شده در مدل، ویژگی‌های فیزیکی و محیطی‌ای هستند که بصورت الگو در شهرهای ما رواج یافته‌اند. با عنایت به دیدگاه ارزش‌شناسی علامه، شناسایی مفهوم ارزش در برنامه‌ریزی مسکن شهری جوامع اسلامی، هم‌سو با اندیشه‌های برگرفته از فلسفه اسلامی و حوزه اخلاق از یک طرف و ارزش‌های جمعی حاکم بر جامعه و موثر بر کالبد از طرف دیگر، می‌تواند عامل کلیدی در اصلاح، تکمیل و انطباق مدل ارزش هدانیک با اندیشه‌ی اسلامی حاکم بر جامعه باشد.

The concept of value in housing planning:A Comparative Study of Hedonic Housing Model with Value regards of Allameh Tabatabai

The urgent need of today’s housing planning is not only the newest theories and techniques but also the localization of the above approaches in order to develop favorable housing in Iranian society. The Hedonic ‌valuation method associated with identifying the housing value, has been used for numerous reasons. This paper, which is based on a comparative research strategy and logical reasoning method, is to examine the value concept of a Westernstyle housing hedonic ‌model, compared to the Allamah Tabatabai’s ‌Value Regards. Tabataba’i, among the Islamic thinkers, with the Mental Understandings idea and the particular opinions that he provides about Mental Understandings and Practical Reason, has made it possible to achieve the concept of value in an Islamic society. Research findings shows the individualbased look in the hedonic ‌model has led to the fact that value is actually the result of individual preferences, which are the most frequent, and a feature with more important coefficient, should be considered as a public interest; what, according to Allama’s view, can’t necessarily guarantee the perfection and ultimate Prosperity of Man. similarly, some of the values identified in the model are physical and environmental characteristics that have become popular in our cities as a model. In Allamah’s value regards, the identification of the value in urban housing planning of Islamic societies, combined with thoughts derived from Islamic philosophy and the ethics, besides collective values governing the community and affecting the structure, can be a key factor in refining, supplementing, and adapting the Hedonic ‌value model to the prevailing Islamic ideology.
