تحلیل عوامل موثر بر تغییرات نظام کاربری زمین با تاکید بر اقتصاد سیاسی فضا (مورد مطالعه: بخش لواسان، دهستان لواسان کوچک )

در سال‏های اخیر تغییرات کاربری اراضی به چالش بزرگ در مناطق روستایی تبدیل شده است. در روستاها خبری از اصالت، محیط بکر و آرامش فراگیر نیست،‌ چرا که فرهنگ خاص و نجیب روستائیان جای خود را به سرمایه‌داری سیری‌ناپذیر سود و فایده داده است، سرمایه‌داری موذیانه‌ای که اصالت بخش‌ترین قلمروها را به تسخیر خود در آورده است. در این پژوهش عوامل موثر بر تغییرات نظام کاربری زمین در مناطق روستایی دهستان لواسان کوچک با رویکرد اقتصاد سیاسی فضا بررسی شده است. این پژوهش از نظر هدف کاربردی است که به روش توصیفی تحلیلی و مبتنی بر مطالعات اسنادی و میدانی انجام گرفته است. در بخش تحلیل میدانی جهت تجزیه و تحلیل تغییرات کاربری اراضی از تصاویر ماهواره‌ای و در بخش اسنادی از تکنیک دلفی استفاه شده است. برای ارزیابی عوامل، از 44 گویه در قالب 8 شاخص اقتصادی، سیاسی، کالبدی، مسکونی، کشاورزی، تجاری اداری، حمل و نقل تاسیسات و فرهنگی، ورزشی و توریستی و جهت تحلیل و سنجش میزان اهمیت پیشرانها از روش تحلیل دلفی، آزمون کای اسکوئر و میانگین استفاده شده است. نتایج اوزان شاخص‌های اجماع، قطعیت، اهمیت و اولویت، نشان می‌دهد که دسترسی به سیستم حمل و نقل، توریست‌پذیری منطقه و رشد سرانه تاسیسات بیشترین اهمیت و کیفیت مسکن از نظر دسترسی به تاسیسات زیربنایی، رشد و نوع کاربری تجاری، توریست‌پذیری منطقه و دسترسی به سیستم حمل و نقل بالاترین اهمیت را داشته‌اند.

analysis the factors of affecting land use system changes with emphasis on the political space economy (case study: lavasan country, little lavasan rural country)

in recent years, land use changes have become a big challenge in rural areas. in the villages, there is no news of originality, pristine environment and peace, because the special and noble culture of the villagers has given its place to insatiable profit and benefit capitalism, an insidious capitalism that has conquered the most original territories. in this research, the factors affecting the changes in the land use system in the rural areas of little lavasan district have been investigated with the approach of political economy of space. this research is applied in terms of purpose, which was carried out by descriptive-analytical method and based on documentary and field studies. in the field analysis section, satellite images were used to analyze land use changes, and in the documentation section, delphi technique was used. to evaluate the factors, out of 44 items in the form of 8 economic, political, physical, residential, agricultural, commercial-administrative, transportation-facility and cultural, sports and tourist indicators and to analyze and measure the importance of drivers using the delphi analysis method, chi-square and mean were used. the results of the weights of the consensus, certainty, importance and priority indicators show that access to the transportation system, the tourism potential of the region and the per capita growth of facilities are the most important and the quality of housing in terms of access to infrastructure facilities, the growth and type of commercial use, the tourism potential of the region and access to the transportation system has the highest importance.
