میزان تاثیرگذاری احداث خانه‌های دوم بر انواع آلودگی‌ها و پیامدهای نامطلوب زیست‌محیطی (مطالعه موردی شهر اردکان فارس و روستاهای اطراف)

شهر توریستی اردکان به سبب داشتن جاذبه‌های طبیعی آب‌وهوایی دل‌نشین و وجود باغات فراوان سالانه میزبان ده‌‌ها هزار نفر از گردشگران می باشد. در این میان تعداد زیادی از این گردشگران تمایل دارند که وقت بیشتری را در محیط دل‌انگیز این شهر بگذرانند و با ساخت یا اجاره طولانی‌مدت خانه این خواسته خود را برآورده می‌کنند. به این خانه‌ها خانه‌های دوم گفته می شود. چنین خانه‌هایی معمولاً در نواحی کم جمعیت، روستاها و یا شهرهای کوچک قرار داشت و برای مقاصد تفریحی استفاده می شوند، دارای اسامی خانه های آخر هفته و خانه‌های تعطیلات نیز هستند. در این پژوهش به بررسی خانه‌های دوم و آثار آن بر کاربری کشاورزی پرداخت شده است. نتایج پژوهش نشان داد، براساس برداشت های میدانی و مطالعه آمار بنگاه‌های املاک مختلف شهر بیشترین معاملات باغ در شهر اردکان یعنی 80 درصد معاملات توسط غیربومی‌ها و تنها 20 درصد معاملات باغ‌ها مربوط به افراد بومی است. نتایج حاصل از این پژوهش‌های میدانی نشان می‌دهد که تقریباً تمامی باغ‌های خریداری‌شده توسط غیربومی‌ها تبدیل به خانه و باغ و ویلا می شود که به‌‌عنوان خانه‌های دوم مورد استفاده صاحبان قرار می‌گیرد. نشان می‌دهد که ارتباط معناداری میان ساخت خانه‌های دوم در شهر اردکان و تغییرات زیست‌محیطی و اکو لوژیکی در این شهر می باشد که لازم است در برنامه‌های مدیریتی آینده این شهر مورد توجه قرار گیرد.

the effect of the construction of second houses on the types of pollution and adverse environmental consequences (case study of ardakan city of fars and surrounding villages)

ardakan tourist city hosts tens of thousands of tourists every year due to its natural attractions, pleasant climate and abundant gardens.meanwhile, many of these tourists tend to spend more time in the pleasant environment of the city and fulfill this desire by building or renting a house for a long time. these houses are called second homes.such houses are usually located in sparsely populated areas, villages or small towns and are used for recreational purposes, they are also called weekend houses and holiday homes. in this research, the second houses and its effects on agricultural use have been studied. the results showed that based on field surveys and the study of statistics of various real estate companies in the city, most garden transactions in ardakan, ie 80% of transactions by nonnatives and only 20% of garden transactions are related to natives.the results of these field studies show that almost all gardens purchased by nonnatives are turned into houses, gardens and villas, which are used as second homes by the owners. it shows that there is a significant relationship between the construction of second homes in ardakan and environmental and ecological changes in this city that need to be considered in future management plans of this city.
