تحلیل اثرات رضایتمندی بر تحرک مسکونی در گروه اقشار کم درآمد شهر جدید پردیس

مسکن به منزله ی نیاز انسان، مقوله ای پیچیده معرفی می شود و ابعاد متنوعی دارد. با وارد شدن به عرصه ی برنامه ریزی مسکن، این امر حاصل می شود که این نوع برنامه ریزی با توجه به محدودیت ها و نیازهای سکونتی اقشار مختلف جامعه، در طول سالیان گذشته به شیوه های متفاوت درصدد تامین این نیاز بشر بوده است، لکن امروزه امکانات محدود دولت و افزایش سریع تقاضای مسکن، اجازه تامین مسکن برای تمامی افراد جامعه را نمی دهد. از این رو، چارچوب هدفهای توسعه ملی بویژه هدف های اولویت دار اقتصادی و اجتماعی، سهم مسکن گروه های کم درآمد را مشخص می سازد. لذا هدف اصلی این پژوهش تحلیل و تعیین اثرات رضایتمندی بر تحرک مسکونی در گروه اقشار کم درآمد بر پروژه های مسکن مهر در محدوده مسکن مهر پردیس می باشد. روش این پژوهش توصیفی تحلیلی بوده و ابزار جمع آوری اطلاعات شامل مطالعات اسنادی و میدانی از طریق پرسشنامه می باشد. همچنین به منظور تجزیه و تحلیل از روش تحلیل عاملی تاییدی استفاده شده است. نتایج حاکی از آن است که مسکن مهر پردیس تهران علی رغم زمان و هزینه صرف شده دارای مشکلات متعددی می باشد که این امر بر میزان رضایت مخاطبین بسیار تاثیرگذار بوده است. نتایج حاصل از بررسی عوامل معرف رضایتمندی سکونتی نشان می دهد که عامل رضایت مندی از وضعیت مجتمع مسکونی  ساکنین مسکن مهر پردیس تهران را تبیین می کنند و وضعیت شاخص های کیفی مسکن در دو منطقه 5 و 4 فاز 11 مسکن مهر شهر پردیس از لحاظ تحرک مسکونی از لحاظ مطلوبیت تفاوت دارد.

Analysis of the effects of satisfaction on residential mobility in the low-income group of the new campus city

Housing is introduced as a human need, a complex category and has various dimensions. Entering the field of housing planning, it is achieved that this type of planning, due to the limitations and housing needs of different segments of society, has sought to meet this human need in different ways over the years, but today The limited resources of the government and the rapid increase in demand for housing do not allow housing to be provided to all members of society. Hence, the framework of national development goals, especially priority economic and social goals, determines the housing share of lowincome groups. Therefore, the main purpose of this study is to analyze and determine the effects of satisfaction on housing mobility in the group of lowincome groups on Mehr housing projects in the Mehr Pardis housing area. The method of this research is descriptiveanalytical and the data collection tool includes documentary and field studies through a questionnaire. Confirmatory factor analysis method was also used for analysis. The results show that Mehr Pardis housing in Tehran, despite the time and cost spent, has several problems that have had a great impact on the satisfaction of the audience. The results of the study of the factors representing residential satisfaction show that the factor of satisfaction with the condition of the residential complex explains the residents of Mehr Pardis housing in Tehran.
