ارزیابی رضایت ساکنان از کیفیت معماری مسکن مهر در شهر جدید سهند(مورد مطالعه: مسکن مهر مجتمع الزهرا)

امروزه یکی از مباحث مهم در زمینه معماری و شهرسازی مطالعه شاخص های کیفیت زندگی و کیفیت سکونتی در رابطه با میزان رضایت ساکنان از محیط زندگی خودشان است. هدف این تحقیق بررسی و ارزیابی میزان رضایت ساکنان مسکن مهر از لحاظ کیفیت معماری می باشد. روش تحقیق حاضر بصورت توصیفی- تحلیلی و گردآوری داده ها بصورت مطالعات پیمایشی و کتابخانه ای انجام شد. جامعه آماری تحقیق نیز شامل ساکنان مسکن مهر الزهرای سهند که برابر 25394 هستند که با روش نمونه گیری کوکران 378 نفر به عنوان نمونه جهت توزیع پرسشنامه انتخاب شدند. برای روایی سوالات از روایی صوری و برای پایایی از آلفای کرونباخ استفاده شد. برای تحلیل داده ها از روش معادلات ساختاری با نرم افزار spss و amos استفاده شد. نتایج نشان داد که بر اساس تحلیل عاملی مرتبۀ دوم بارهای عاملی تمام عوامل کیفیت معماری بر میزان رضایت ساکنین مسکن مهر بزرگتر از 0.4 بوده و در سطح احتمال 99% باهم معنی دار هستند. نتایج تحقیق نشان داد بیشترین تاثیرات مربوط به عوامل کالبدی-عملکردی بوده با بار عاملی (0.70) و بعد آن به ترتیب عوامل اجتماعی-معنایی با بار عاملی(0.63) کیفیت ساختاری-فضایی با بار عاملی(0.58) و کیفیت محیطی با بار عاملی (0.45) قرار دارند. می توان نتیجه گرفت دولت در پروژه توسعه مسکن مهر در شهر جدید سهند، به واسطه نوع فضای تولید شده، مفهوم برساختی جدیدی را درباره مسکن شهری می توان مطرح نمود؛ برساختی دوگانه از ساخت مسکن شهری و تظاهر شکل علیه محتوا، در این مجموعه‌ها، کالبد فیزیکی واحد مسکونی توسعه یافته، اما به ارائه خدمات، امکانات و رفاه ضروری آن توجه چندانی نشده است. 

assessment of residents’ satisfaction with the architecturalquality of mehr housing in the new city of sahand (casestudy: mehr housing complex al-zahra)

today, one of the important discussions in the field of architecture and urban planning is the study of indicators of quality of life and living conditions concerning the level of satisfaction among residents with their living environment. the aim of this research isto examine and evaluate the satisfaction of residents living in mehr housing in termsof architectural quality . the research method is descriptive-analytical, and data werecollected through survey and library studies. the statistical population of the researchincludes the residents of al-zahra mehr housing in sahand, totaling 25,394 individuals,from which 378 were selected as a sample for the distribution of the questionnaire usingcochran’s sampling method. for the validity of the questions, face validity was used,and for reliability, cronbach’s alpha was employed. data analysis was conducted usingstructural equation modeling with spss and amos software.the results indicated that based on second-order factor analysis, the factor loadingsof all architectural quality factors on the level of satisfaction of mehr housing residentswere greater than 0.4 and were significant at a 99% confidence level. the researchresults showed that the greatest impacts were related to physical-functional factors witha factor loading of (0.70). following that, social-meaningful factors with a factor loadingof (0.63), structural-spatial quality with a factor loading of (0.58), and environmentalquality with a factor loading of (0.45) were ranked, respectively. it can be concluded thatthe government, in the mehr housing development project in the new city of sahand,can introduce a new constructed concept regarding urban housing through the type ofspace produced; a dual construction of urban housing and the manifestation of formagainst content. in these complexes, the physical structure of the housing units has been developed, but there has not been much attention given to providing necessary services, facilities, and welfare.
