   بررسی مولفه‌های موثر بر کیفیت طراحی فضای مسکونی در بافت‌های ناکارآمد میانی، مورد مطالعاتی: محله عمان سامانی اصفهان

چکیده    طراحی مسکن با کیفیت، با ایجاد تعادل میان معماری و محیط، فضایی مطلوب برای ساکنان به‌وجود می‌آورد. بافت‌های ناکارآمد به دلیل معضلاتی که دارند نیازمند توجه بیش‌تری برای در نظر گرفتن مولفه‌های تاثیرگذار در کیفیت طراحی مسکن هستند تا علاوه بر پاسخگویی به این معضلات با ایجاد فضای مسکونی باکیفیت از خالی شدن این مناطق از سکنه و جابه‌جایی آن‌ها جلوگیری کند. این پژوهش با هدف بررسی انواع مداخلات رایج برای طراحی مسکن در بافت‌های ناکارآمد میانی شهر اصفهان (محله عمان سامانی) و تعیین مهم‌ترین مولفه‌های موثر بر کیفیت طراحی در فضای مسکونی این بافت‌ها شکل گرفته است که بر اساس ماهیت و روش توصیفی- تحلیلی می‌باشد و روش آن در دو مرحله خلاصه می‌شود. مرحله اول شامل، گردآوری اطلاعات و تبیین چارچوب نظری پژوهش شامل بررسی رویکردهایی که برای طراحی در بافت ناکارآمد استفاده می‌شود؛ همچنین تعیین مولفه‌های کیفیت فضای مسکونی با مطالعات کتابخانه‌ای، استفاده از پژوهش‌های پیشین، مصاحبه و مشاهده می‌باشد. مرحله دوم برای تعیین الویت و وزن‌دهی مولفه‌ها با کسب نظر متخصصین و استفاده از ابزار پرسش‌نامه می‌باشد. بررسی‌ها نشان داد امروزه به دلیل مشکل اصلی بافت‌های ناکارآمد میانی که عمدتاً ریزدانگی پلاک‌ها می‌باشد، در بیش‌تر موارد از الگوی تجمیع به عنوان راهی برای حل مشکل نوسازی در زمینه مسکن استفاده می‌شود. همچنین مقیاس محله با کسب بیش‌ترین وزن، علاوه بر روشن شدن اهمیت شش مولفه دسترسی، تداوم کالبدی، تنوع کاربری و خدمات، همجواری با کاربری‌های سازگار، هویت و شناسه و تداوم اجتماعی ضرورت شناخت دقیق ویژگی‌های بافت را پیش از طراحی مسکن مشخص ساخت. ضمن این‌که مولفه تراکم به عنوان مهم‌ترین مولفه از میان سه مقیاس اصلی، ضرورت توجه به ظرفیت‌های بافت در سطح محله برای جلوگیری از سرریز جمعیت نابجا به محدوده‌های مورد تجمیع با حفظ ساکنین قدیمی آن‌ها را روشن ساخت.

   investigating the components affecting the quality of residential space design in inefficient middle fabrics; case study: oman samani neighborhood

Abstract    designing quality housing provides a favorable atmosphere for residents by creating a balance between architecture and the environment. inefficient fabrics, due to some problems, require more attention to factors affecting the quality of housing design to solve existing problems in them to prevent these areas from depopulation, in addition to solving the problems in it, by creating quality residential space. the present study aims to investigate various common interventions applied in the design of housing in the inefficient middle fabric of isfahan city (i.e. oman samani neighborhood) to identify the most important factors affecting the quality of residential space design in inefficient middle fabrics. it is descriptive-analytical research carried out in two stages. the first stage includes data collection and the explanation of the theoretical research framework, including examining the approaches to housing design in inefficient fabrics as well as determining the quality components of residential space, by library studies, reviewing previous research, interviews, and observations. the second stage includes the prioritization and weighting of the components according to the experts’ opinions and using a questionnaire. the results indicated that, nowadays, due to the main problem of inefficient middle fabric, which is the presence of small plots (whose areas˂200m2), in most cases, the aggregation (integration of lands) is utilized as a way to solve the housing renovation problem. moreover, the neighborhood scale with the highest weight, in addition to clarifying the importance of six components of accessibility, physical continuity, diversity of uses and services, adjacency to compatible uses, identity, and social continuity, reveals the need for the accurate recognition of the fabric characteristics before housing design.  the density component, as the most important component at the three main scales, shows the need to pay attention to fabric capacities in the neighborhood to prevent the overflow of the population of other areas to the consolidated areas while retaining their old inhabitants.
