بررسی نقش اراضی رهاشده در ناپایداری شهری (مطالعه موردی: شهر ایلام)

زمینه و هدف: یکی از مسائلی که در شهرها وجود دارد و از جهات مختلف، چالش‌های جدی را برای شهر و شهروندان در پی داشته، وجود زمین‌های رهاشده و بلااستفاده در مناطق و محلات شهری است. این مسئله که امروزه یکی از دغدغه‌های اصلی مدیران و مسئولان شهری است، مولد بسیاری از معضلات اجتماعی، زیست‌محیطی، بهداشتی و اقتصادی در شهرها است. هدف این پژوهش، بررسی نقش اراضی رهاشده در ناپایداری شهری در ابعاد سه‌گانه‌ی اجتماعی، اقتصادی و زیست‌محیطی با مطاله موردی شهر ایلام می‌باشد. روش بررسی: نوع تحقیق از لحاظ هدف کاربردی و از لحاظ ماهیت و روش توصیفی تحلیلی است. برای جمع‌آوری داده‌ها از روش پیمایشی و کتابخانه ای استفاده ‌شده است. جامعه‌ی آماری پژوهش شامل خبر‌گان زمین و مسکن در شهر ایلام است؛ حجم نمونه پژوهش از طریق فرمول کوکران 311 نفر تعیین شد که به روش نمونه‌گیری طبقه ای متناسب با حجم مورد پرسشگری قرار گرفتند. تجزیه‌وتحلیل داده‌ها با استفاده از نرم‌افزار spss و بهره‌گیری از آزمون‌هایی همچون آزمون t تک‌نمونه‌ای و نیز رگرسیون خطی انجام شده است. یافته ها: یافته‌ها، نشان می‌دهد که رهاشدگی اراضی در ناپایداری شهری در ابعاد سه‌گانه زیست‌محیطی، اقتصادی و اجتماعی نقش دارد. در این میان، با توجه به ضرایب به‌دست‌آمده، نقش رهاشدگی اراضی در ناپایداری زیست‌محیطی به‌مراتب بیشتر از دو بعد دیگر در محدوده‌ی موردمطالعه است. بحث و نتیجه گیری: به‌طورکلی میتوان گفت درصورتی‌که از اراضی درون شهری ایلام، درست استفاده شود و به شکل صحیحی مدیریت گردد تا چند دهه‌ی آینده نیاز به گسترش فیزیکی شهر نیست و می‌توان در جهت رسیدن به پایداری شهری گام برداشت.

the survey of the role of abandoned lands in urban instability (case study: ilam city)

background & objective: one of the problems in cities which had been followed by serious challenges for the city and citizens from different directions is the existence of abandoned and unused lands in various areas as well as the city districts. this problem which is nowadays one of the main concerns of managers and city officials has been itself, the reason of many social, environmental, sanitary and economic problems in cities. the objective of this paper is to survey the role of abandoned lands in the urban instability at the three dimensions of social, economic and environmental (case study: ilam city). material and methodology: the type of research is applied in terms of purpose and descriptive analytical in terms of nature and method. to collect the data, the library and survey method were used. the statistical community of the investigated research includes land and housing experts in ilam city; the sample size of the research was determined through cochran's formula of 311 people that were questioned by stratified sampling method. data analysis was performed by spss software, as well as some testing methods e.g. t test, and linear regression. findings: the obtained results from data analysis show that the abandoned lands effect on the urban instability in the three dimensions of environmental, economic and social. among them, according to the obtained coefficients, the effect of abandoned lands on the environmental instability in the study area is more than that on the other two studied dimensions. discussion and conclusion: in overall, it could be said if the urban land is used and managed properly, there is no need to its physical development up to the next few decades and, it could be achieved to a sustainable urban form.
